We’re working up plans for 217 Harrow Road with our developer partner, Stories, that we want to share with you.
St Mungo’s has been at 217 Harrow Road for over 30 years and we have seen the area undergo many changes. We help some of the most vulnerable people in Westminster, providing them with specialist accommodation and support to rebuild their lives.

We’re working in partnership with Stories, a socially responsible property development company who shares our ambition to deliver true social value for the Harrow Road neighbourhood and will be helping us create a new building in place of the one that's there at the moment.

Why do we need to redevelop the building?
Our building is over half a century old and is in need of modernisation. With purpose built accommodation for our clients we can deliver more flexible accommodation and flagship services. We’re working up plans for 217 Harrow Road that we want to share with you.
Our design must balance the needs of St Mungo's, the local community and meet the planning requirements set out by Westminster City Council.

Ground floor commercial space

Our designs include space on the ground floor for a small commercial unit, which could be a workspace for the local area. As we explore what might work well in this space, we’d like to hear what would be useful for local people. Tell us what you might like to see in the ground floor commercial space.
Building new homes will help fund this development, meaning the new homelessness facility can be delivered at zero cost to St Mungo’s. We are keen to find the right balance with a financially viable development that delivers a much-needed new facility for St Mungo’s in Westminster and brings added benefits to the local community.

Is there a need for new community space?
Within the new building there is a ground floor community space for St Mungo’s. There may be an opportunity for local groups to also use this space so we’d like to know whether there is a need for new community space in the local area, and if so, what activities, groups or events might interest you?

Surrounding public space

We think the space surrounding the building along Torquay Street and this stretch of Harrow Road could be improved to encourage more people to walk and cycle and to create spaces for people to pause, relax and enjoy the existing sports and leisure facilities.
Before we begin to explore what improvements could be delivered as part of our planning application or as part of a wider collaboration with the local community, TfL and Westminster City Council, we’d like to hear your thoughts on this space.

What happens next?​
